Maintenance/Grounds Worker

Wage Range: 17.00-18.00 hourly

Friendship Manor is a great place to work! We're a faith-based, non-profit, senior living community and we've been a big part of the Quad Cities since 1979. We are currently looking for a full-time Maintenance/Grounds "floater" to cover shifts on a flexible basis.

RESPONSIBILITIES

  • Assist in the care of the grounds and snow removal.
  • Maintain all tools in good working order.
  • Relocate furniture for residents as needed.
  • Maintain all Friendship Manor vehicles as directed.
  • Pick up and deliver supplies and materials as needed.
  • Receive and follow maintenance instructions from your supervisor.
  • Perform routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed, in accordance with established procedures.
  • Replace burned out light bulbs, to include, exit lights, overhead lights, fluorescent lights, room call lights, outdoor lights, apartment lights, etc., and perform cleaning duties wherever necessary.
  • Service heating and cooling units/systems, as specified by the manufacturer, and in compliance with established policies and procedures.
  • Perform unscheduled maintenance tasks as directed.
  • Set up and tear down tables and chairs for parties, meetings, etc.
  • Assist residents locked out of their apartments.
  • Respond to fire drills according to established policies and procedures.
  • Write charge slips for chargeable duties (labor and parts) performed.
  • Maintain the CONFIDENTIALITY of all resident information.
  • Honor the residents’ personal and property rights.
  • Check for permission to enter before entering a resident’s apartment.

QUALIFICATIONS

  • Must have, as a minimum, six (6) months of related electrical, plumbing or carpentry experience.
  • Must possess a valid driver’s license and clear driving record.
  • Must be able to read, write, speak and understand the English language.
  • Must possess the ability to make independent decisions, to follow instructions, and to accept constructive criticism.
  • Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and the general public.
  • li>Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of the maintenance work areas.
  • Must be willing to work harmoniously with other personnel as well as be willing to handle residents based on whatever maturity level they are currently functioning.
  • Must have the ability to minimize waste of supplies, misuse of equipment, etc.
  • Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.
  • Must be able to follow written and oral instructions.
  • Must be able to relate information concerning a resident’s condition.
